Short film: A Letter To My Hometown

Amelia Silvestro is a young filmmaker who grew up in Mamaroneck and is a third-generation Mamaroneck resident. She is a freelance filmmaker who has been working on film projects within the community with her sister Melina. This 2-minute film is inspired by her childhood memories of Mamaroneck and the nostalgia of getting older. This is an independent film project created from the concept of writing a love letter and a goodbye letter to one’s hometown before entering a new phase in life, making a change or leaving. ‘I wanted to capture the feeling of nostalgia for one’s home and looking back on something before you’ve even left it..” Amelia is a second-year student working toward a BA in film at Fordham University.

Mamaroneck Avenue’s buildings go back in time. Eighteen of the more than 70 buildings on the avenue date back to the late 1800s, and the largest number, 32, went up between 1900 and 1925. This chart breaks down when the buildings date from.

Starting on the west side (Sal's, Robert's), scroll address by address and see the year the building was constructed and the businesses there at various times, along with current and vintage photos.

Note: Mamaroneck Avenue addresses were renumbered around 1941. They originally started at 40 at Boston Post Road and ran sequentially up the avenue. After the renumbering they started at 100, and each block started with the next 100 - 200 block, 300 block, etc. Under both systems, west side addresses were even numbers and east side addresses were odd numbers. .

In the lists below, some buildings house two or more addresses. In those cases, and in pre-1941 listings, addresses are given in parentheses - (118), etc. Some vintage photos show trolley tracks or trolleys. Trolleys between Mamaaroneck and White Plains started running in 1898. Brick pavement was added before 1910.

2023: Mamaroneck Social Bar & Lounge hopes to open in August 2023. Huber's Hofbrau: a German-style restaurant, opened in 1932 but closed in 2004. Until 2022, however, the bar remained there, shuttered, frozen in time. Inside, the bar and tables set as they were in its heyday, and the family polished the bar and changed the red and white check tablecloths once a week. There’s also an apartment upstairs. Existing businesses, institutions

First here are some of the longest-lasting existing businesses and institutions, and estimated number of years they’ve been on Mamaroneck Avenue, and websites:

119 years on the Avenue:  Strauch Jewelers, 228 Mamaroneck Avenue. Opened in 1905 as Heller’s Jewelry Store and was succeeded by H. Strauch around 1940. H. Strauch was Hans Strauch, known as Carl. His business partner was Barney Olt, a cousin of Strauch’s wife, Emily. Barney Olt’s son, Gary Olt, runs the shop today.

102 years on the Avenue: Mamaroneck Fire Department Hook and Ladder Co. No. 1 firehouse, currently inactive, 147 Mamaroneck Avenue. Ground broken in 1902.

99:  Mamaroneck Playhouse, 343 Mamaroneck Avenue. Opened Dec. 5, 1925. It closed in 2014 then reopened June 17, 2022, as the eight-screen Mamaroneck Cinemas.

96: Meighan & Necarsulmer law firm, 100 Mamaroneck Avenue. Started in 1897 by college friends Burton Meighan Sr. and Henry Necarsulmer. Was first in Larchmont where Futterman’s Stationery is now, then on West Boston Post Road in Mamaroneck. On Mamaroneck Avenue since 1928. The firm marks its 125th anniversary in 2022.

94: Robert's, 338-342 Mamaroneck Avenue. Since 1930.

83+:  House of Flowers, 231 Mamaroneck Avenue. Since 1941. Frank Soriano has run it for the past 50 years.

76:  Miller's Toys & Bicycles, 335 Mamaroneck Avenue. Since 1948. Originally operated across the street at 334 Mamaroneck Avenue and has been in its current location since 1958. In 2022, the store was added to the New York State Historic Business Preservation Registry for businesses over 50 years old that have contributed to their communities’ history. A ceremony was held Oct. 19, 2022, at the store to mark the honor.

72:  Ralph's Electric, 343 Mamaroneck Avenue. Since about 1952.

63:  Village Paint Supply, 365 Mamaroneck Avenue. Opened June 16, 1961.

63: Gino of Mamaroneck, first at 325, now at 238 Mamaroneck Avenue. Since 1961. Gino Loizzo was the proprietor for many years. The shop continues in business under new owners and a new name, Salon Valentina, but Loizzo’s niece still works there, so the family connection remains.

The number of non-food retail shops on the avenue peaked in 1981 at 69, about half of all businesses on the avenue. You could buy clothes at 12 shops, jewelry at four, antiques at at least nine, appliances at three. You could shop the Avenue for books, office supplies, pets, carpets, music, camera film, even typewriters.

In 2024, there are 23 non-food retail shops along that stretch of Mamaroneck Avenue.

Local retail businesses were hit by:

— Competition from malls and big-box stores

— A 5-alarm fire in 1983 that burned a stretch of businesses that stood where the Regatta is now.

— The internet

— Amazon (founded 1994) and other online retailers

— The Great Recession (2007-09)

— The pandemic (started 2020, still going)

While retail fell, restaurants surged. In 1981, diners could eat at 12 restaurants on those few blocks of Mamaroneck Avenue. In 2024, diners have 45 to choose from, making Mamaroneck a destination.

Before the Avenue, shoppers flocked to 'the Square'

In the late 1800s and early 1900s, the area around Liberty Square at Mamaroneck Avenue and West and East Boston Post roads was Mamaroneck Village's commercial center. It included shops on the lower end of Mamaroneck Avenue plus shops on both sides of West Boston Post Road as well as on East Boston Post Road off the avenue.

Where the Mamaroneck sewage treatment plant sits now, shops like William T. Herlyn’s Prospect Market lined West Boston Post Road at that time. They treatment plant was built around 1930.
